1. DESIGN

1.1 INCEPTION

This is the initial stage where the project’s feasibility is assessed. It involves understanding our client’s needs, objectives, and budget. The site is evaluated, and potential challenges are identified. This stage also includes the formulation of a project brief and the establishment of a project timeline.

1.2 CONCEPT DESIGN

In this stage, initial design ideas are developed based on the project brief from the inception stage. Sketches, 3D visualisations, and layout plans are created to illustrate the design concept. These are then presented to our client and developed through an iterative process of collaboration through to final design approval.

1.3 PLANNING

With the design direction agreed, this phase focuses on preparing the necessary documentation for planning submission. We coordinate with specialist consultants such as arborists, engineers and landscape architects and integrate their expertise, advice and proposals into the overarching design. We meticulously plan and appraise the submission documents to ensure optimal chance of planning success.

2. TECHNICAL

2.1 TECHNICAL DESIGN

This stage delves deeper into the technical aspects of the project. We'll translate the approved concept design into detailed construction drawings and specifications. These documents provide a clear roadmap for the construction team, outlining the structural elements, materials, finishes, and building systems required to bring the vision to life.

2.2 DETAILED TECHNICAL DESIGN

Following the technical design phase, we meticulously refine the details to ensure a seamless construction process. This stage involves creating highly-detailed construction documents, including large scale details, design intent layouts, room elevations and custom element specifications.

2.3 PROCUREMENT

This stage revolves around securing a qualified contractor to bring your vision to reality. We'll develop and manage the tender process, which involves creating detailed tender documents outlining the project scope, specifications, and timelines. These documents will be used to solicit bids from pre-qualified contractors who meet our stringent standards for quality and experience. Following a thorough evaluation of each proposal, including cost analysis, references, and past performance, we'll recommend a contractor that best aligns with your project objectives.

3. CONSTRUCTION

3.1 PRE-CONSTRUCTION

The pre-construction phase focuses on thorough planning to ensure a smooth build phase. We work with the contractor and wider project team to carefully prepare a detailed programme with milestones keeps everyone on track. Value engineering explores cost-effective solutions that optimise quality and functionality without compromising the vision. This collaborative planning stage concludes with a finalised design, agreed build duration and confirmed construction budget.

3.2 ON SITE

Our on-site construction phase prioritises quality and timely completion. Regular inspections by our experienced team ensure adherence to plans, while open communication keeps all stakeholders informed and allows for collaborative solutions to any unforeseen challenges. We manage changes, coordinate seamlessly with specialist consultants, and adopt proactive defect prevention measures to deliver our builds to the highest standards.

3.3 POST-CONSTRUCTION

Beyond handover, we support transition into occupation of the home. We'll quickly help the contractor address any minor details through pre-planned collaborative inspections. We remain a partner for the long-term, providing in-use support and ongoing architectural advice should future modifications or adaptations be planned.
